Location - Norcross, Georgia

DMD Group coordinated the project team following Building Department review of modifications to an adjoining tenant space. Existing conditions were documented through 3D scanning and as-built documentation, with project documents developed to address AHJ requirements and support permitting.

Location - New Port Richey, Florida

DMD Group coordinated the design and documentation for a high-end salon tenant build-out based on the client's vision. Working with the appropriate project professionals, we developed and coordinated the documents required to support permitting.

Seminole Heights, Tampa, Florida - Historic District

DMD Group coordinated kitchen and bathroom renovations for eight existing apartment units. When the proposed appliance upgrades presented limitations with the building's existing 60-amp electrical service, the project team utilized the available gas service and incorporated upgraded gas ranges, helping avoid a costly electrical upgrade while maintaining the owner's renovation goals. DMD Group coordinated the project documentation and permitting requirements with the City of Tampa.

Trinity, Florida

DMD Group documented the existing conditions and coordinated the interior build-out of an existing retail space for Cut and Color Express Hair Salon. As the project moved from planning into construction, our team provided Construction Administration support, coordinating with the Engineer of Record, contractor, property stakeholders, and other project participants to address questions, requirements, and changes as the work progressed.

Oldest Surviving Residence
Italianate-Style Design

Location - Hyde Park, Florida - Historic District

DMD Group worked with the owners to restore the historic architectural character of the William A. Morrison House, one of Hyde Park's earliest surviving residences. Previous alterations had enclosed portions of the original porches, while the home's distinctive Italianate cupola had lost its upper widow's walk decades earlier.

Using historic photographs and the original architect's rendering, the project team established the cupola's historic configuration and height, allowing DMD Group to coordinate with the Architectural Review Commission and obtain approval for its reconstruction.

The home's historic orientation presented an additional challenge. DMD Group worked with a local landscape architect to create an entrance that respected the original orientation while adapting to the property's present-day configuration. The completed project restored important elements of the home's Italianate character and reinforced its historic significance.

Tampa, Florida

Gwazi Station As-Built at Busch Gardens
Location - Tampa, Florida

DMD Group provided detailed existing-condition documentation of the original Gwazi Station to support the redevelopment of the former wooden roller coaster attraction. Using 3D scanning and as-built documentation, our team captured the existing station buildings for use by the project professionals involved in transforming Gwazi into the new Iron Gwazi hybrid roller coaster. The redevelopment retained and adapted the original loading station while incorporating portions of the original coaster structure and foundations into the new attraction.

Location - Spring Hill, Florida

DMD Group worked with the owner, a local chiropractor, to develop an interior layout that accommodated two distinct operations within the property—a chiropractic office and a separate massage and colonics treatment center. Our team coordinated the design and project documents around the owner's operational needs and worked through the permitting requirements with Hernando County to help move the project through approval.

Location - Tampa, Florida

DMD Group worked with a residential investor to rehabilitate a severely damaged home and transform it into a functional, updated residence. Due to the existing structural conditions, we first coordinated with a structural engineer to develop the stabilization requirements needed to safely move the project forward. With the structure addressed, the project team developed and coordinated the renovation around the client's goals, resulting in a completely renewed and well-appointed residence.

Location - Trinity, Florida

DMD Group provided project development, design coordination, and permit documentation for this multi-use commercial development. Working with our professional design team, engineers, civil professionals, and the Mobil project team, we coordinated the site and building documents needed to bring the owner's vision together.
The development combines a Mobil convenience store and fueling station, touch-free car wash, veterinary clinic, and multiple retail tenant spaces designed to accommodate uses such as restaurants, salons, and other neighborhood businesses. The site was planned to maximize fueling capacity while providing convenient circulation, parking, and access to the various commercial uses.
From civil and site development drawings through the complete building permit documents, DMD Group coordinated the project professionals and documentation required to move the development from the owner's concept through permitting.

Location - Ybor, Florida - Historic Ybor District

DMD Group coordinated the major renovation of an existing 6,000-square-foot apartment building after a lightning strike damaged the second-story roof. With the interior completely gutted, the project required substantial portions of the building to be brought into compliance with current Florida Building Code requirements.
Working with the appropriate design professionals, the project team addressed existing conditions and prior improvements requiring code upgrades while redesigning the two first-floor apartments for better flow, function, and a more modern living environment. Because the property is located within the Ybor City Historic District, the improvements were developed to preserve the building's exterior character while accomplishing the owner's goals within the interior.
The 3D scan shown documents the building's existing conditions before construction. Once the renovation is complete, we look forward to documenting the finished property and showing its transformation.

Location - Tampa, Florida

DMD Group worked with the owners to develop a phased approach for transforming their Hyde Park bungalow while allowing the improvements to be completed over time. Phase 1 opened the previously compartmentalized kitchen, living, and dining areas and created a customized kitchen designed around the owner's passion for cooking and personal style.
Phase 2 converts the existing rear garage into dedicated office space. The planned Phase 3 will introduce a second-story addition with a new primary suite and sitting area, designed to meet local AHJ requirements while blending with the home's existing architectural character so the completed residence feels cohesive rather than visibly added onto.
The 3D scan shown documents the home in its original condition before the phased improvements. The project is currently in Phase 2, and we look forward to documenting the completed transformation following the future second-story addition.

Location - Tampa, Florida - Historic Tampa Heights District

Originally constructed in the early 1900s, this historic residence had been rehabilitated and relocated from the Tampa Heights area approximately a decade before a fire severely damaged the rear portion of the home. Following the fire, the property became subject to a demolition order that had to be resolved before restoration could proceed.
DMD Group worked with the local Code Enforcement team to address the outstanding requirements and successfully clear the demolition order, establishing a path for the owners to restore the residence. Working with the appropriate design professionals and a local structural engineer, the project team developed the rehabilitation around the owners' goal of restoring the home's historic character while incorporating a new primary-suite closet and addressing the fire-damaged structural conditions.
The 3D scan shown documents the fire-damaged residence before renovation began. It provided the project team with a detailed record of the existing conditions needed to develop the repair documents and coordinate the proposed restoration with the local AHJ.
